A new garage door averages $4,672 and returns around 268%, making it one of the highest return projects available. A minor kitchen refresh, cabinet fronts, hardware, counters, rather than a full gut job, typically costs about $28,000 and recoups close to 113%. New siding recovers roughly 97% to 114% of its cost. On the other end, a wood deck returns closer to 45% to 55%, a finished basement around 70%, and window replacement 71% to 74%.
The pattern is consistent. Buyers pay a premium for the first things they see and touch: the entry, the garage, the exterior, and they discount heavily for anything that reads as "someone else's half finished project." A big renovation rarely closes that gap, especially in a neighborhood where the comps do not support the new price point.
Here is how I prioritize repairs for my own Newport Beach and Orange County sellers before a listing goes live. Start with the entry sequence: front door, garage door, exterior paint and landscaping, because that is the first impression and it has the best return. Next, fix anything a home inspector would flag in the first five minutes: roofline, grading, trim, aging water heaters and panels, because those items kill deals in escrow far more often than they kill a listing photo. Only after that do I look at a minor kitchen or bath refresh, and only if the comps in that specific pocket support it. A full remodel almost never makes the list.
