Irvine's 92618 Ranks Among the Fastest-Growing ZIP Codes

Which Orange County neighborhoods have added the most new homes? A RentCafe analysis of Census data found Irvine's 92618 ZIP code, home to the Great Park Neighborhoods built on the former El Toro military base, ranks 20th nationally among the fastest-growing ZIP codes in the country. Housing units there jumped 172%, from 9,722 to 26,470, while population nearly tripled to over 62,000 between 2014 and 2023.

Irvine 92618 also stands out demographically: a median household income of $146,000, 74% with college degrees, and a median home value of $1.24 million. Nearby, Chino's 91708 topped the national list with 1,318% housing growth, while Los Angeles' Playa Vista area (90094) landed at No. 50.

California placed only four ZIPs on this national top-50 list, tied for third among states behind Texas and Colorado, showing how limited new large-scale housing development has been statewide compared to other growth markets.
